The Solicitors Regulatory Authority requires that we provide likely timescales for freehold and leasehold conveyancing transactions. Transaction times vary significantly from transaction to transaction but, as a guide, we would advise you to expect your transaction to take around 6 to 12 weeks from instruction to completion (moving date). They can go through much more quickly, particularly if there is no chain and no lender involved, but they can also take longer, particularly where there is a chain, the title is complex, or where there are delays with the mortgage offer or search results. Leasehold transactions usually take longer than freehold transactions. New build transactions usually have a 4 week exchange deadline with completion on notice once the property is ready for occupation. We hope to be able to report on the firm’s actual average transaction times in the near future but this information is not yet readily available.
